What is your pet policy?

Cats are welcome for $20 extra per cat per month.  Sorry, no dogs.  Most other pets are allowed (ask) without charge and there is never a deposit.

How to get to Metro?

It is about a 12 minute walk down Blair Road to the Takoma Metro Station. You exit the property to your left and walk 4 blocks (2 long blocks to Piney Branch Road and then two short blocks). The Metro station will be on your left. Walk under the Metro bridge and enter the station again to your left.

Do you accept online rent payments?

Yes, residents can view their account online through the resident portal, see their balance, and make payments.  ACH payments using a checking account are free, debit cards can be used for a fee of $4.95 per transaction, and credit cards can be used for a fee of 3.25% of the transaction amount.

Are utilities included?

All utilities are included except electric.  The property pays for gas (heating, cooking, and hot water), water and sewer, while residents are required to open an electric account with PEPCO which will cover your lights, plug in appliances and air-conditioning in the summer. Trash collection is also included in your rent.

How can I receive packages?

The mailboxes include package boxes so they are often the easiest way to receive packages. You can also have packages sent to our sister property Suburban Hill, 8500 New Hampshire Ave., Silver Spring, MD 20903, where we are happy to receive them.

What is the cost of Parking?

Parking is free! Up to two parking stickers are included for your apartment.

Do you have guest Parking?

Yes! You will receive two guest passes to place on your visitor’s dashboard when they park in the designated Visitor spaces.

Do you have in-unit alarms? Do you need a home phone to use them?

Yes and No! Yes, there are in unit alarms. You do not need a home phone line to have them monitored. They are designed for apartments and use a central phone line for monitoring.  Office staff will explain how to activate monitoring system upon move-in.

What type of apartments do you offer?

We offer 1 & 2 Bedroom units with hardwood flooring, ceiling fans, dishwasher, garbage disposal, gas stove, and filtered drinking water systems.  Most units have a 15 to 20 foot balcony or fenced in yard.

Which cable companies serve the building?

Verizon Fios, Comcast Xfinity, & RCN, service our buildings.  We also offer FREE WIRELESS INTERNET in all units.

How is maintenance handled?

Our on-site maintenance staff is available to handle emergency service requests 24 hours a day, 7 days a week, and 365 days a year.  Simply call our office (301-434-8888) to report any issues and in most cases service will be handled the same day.

Does any staff live onsite?

Yes!  Two of our maintenance staff are your neighbors at Montgomery Gardens.
